Why this matters

Why Many Homes Leave Money on the Table

The 30–90 days before listing carry the highest leverage of any moment in the home's sale cycle. These are the issues homeowners most often regret addressing too late.

Outdated kitchens

Dated cabinets, counters, and lighting are the #1 reason buyers come in below asking.

Dated bathrooms

Tired tile, builder vanities, and old fixtures quietly reduce offers in the primary bath.

Worn flooring

Scratched hardwood, dated carpet, and tile in heavy-traffic zones drag down every listing photo.

Old paint

Heavy or dated wall colors shrink rooms in photos and let buyers fixate on "everything I'd change".

Deferred maintenance

Small repairs are cheap. Inspectors finding them on contract day is not — and it's almost always a price reduction.

Inspection concerns

HVAC, electrical, plumbing, and roof items become buyer negotiation leverage on day 11 of escrow.

Contractor coordination stress

Three trades, three calendars, three change-order conversations — exactly when you have least bandwidth.

Missed opportunities before listing

The 30–60 days before listing carry the highest leverage of any moment in the home's sale cycle.

A smarter way

A Smarter Way to Prepare Your Home for Market

Six steps, one project manager, one written contract. The Pre-Listing Advantage™ process is built around your listing date — not the contractor's schedule.

Step 1

Assessment

A licensed project manager walks the home with a listing-buyer lens.

Step 2

Planning

A prioritized written scope, schedule, and material direction — not "everything possible".

Step 3

Budget prioritization

We tell you what to do, what to skip, and what each piece adds to listing appeal.

Step 4

Trade coordination

Vetted electricians, plumbers, painters, and tile setters — same team on every project.

Step 5

Project management

One PM owns your job from contract to punch list. You never coordinate sub-trades.

Step 6

Final market preparation

Walkthrough at the end so you and your agent know exactly what to highlight in marketing.

What we touch

Every scope a market-ready home actually needs.

All managed on one written contract.

Pre-Listing Investment Planner

Estimated Home Preparation Budget

Pick the level that fits your home and timeline. We'll align the written estimate to your selection during the assessment.

Strategic improvements in the rooms buyers anchor on.

  • Kitchen finish refresh (cabinets, counters, lighting)
  • Primary bath modernization
  • Whole-home interior paint
  • Flooring refresh in primary rooms
  • Mechanical service (HVAC tune-up, minor electrical)

Estimates are preliminary and subject to in-home site inspection. Final scope and pricing are confirmed in writing after the Pre-Listing Assessment.

Before & After

The spaces buyers anchor on, transformed.

The plan

The Ideal Pre-Listing Timeline

A clean, sequenced path from "thinking about selling" to listing day and beyond.

  4. Listing Week

    Photography ready

Walkthrough with you and your agent. The home is staged, photographed, and showing-ready.

  5. Under Contract

Pre-Listing Advantage™ FAQs

What is ProCareMan® Pre-Listing Advantage™?

A premium home-preparation service that helps homeowners and their real estate agents prepare a home for market through strategic repairs, renovations, and professional project management. One project manager, one written contract, weekly updates.

Is this a home-buying program?

No. ProCareMan® is a licensed Utah general contractor (License B100). We do not buy homes, make cash offers, flip houses, wholesale, or invest. We are a home-preparation and renovation partner — not a real-estate broker or investor.

Do I need a realtor to use Pre-Listing Advantage™?

No. Homeowners come to us directly, and so do real-estate agents on behalf of their sellers. We work equally well with both. If you don't have an agent yet, we can suggest Utah listing agents with strong pre-listing-presentation track records.

What improvements should I make before selling?

It depends on your home, your buyer pool, and your timeline. As a rule, the kitchen, primary bath, paint, flooring, and curb-appeal are the highest-leverage areas — but the right answer is the prioritized scope you get after the assessment, not a generic list.

Can ProCareMan® manage multiple trades on one project?

Yes — that's the core of what we do. One project manager coordinates every licensed trade (electrical, plumbing, HVAC, framing, drywall, painting, tile, cabinetry) on a single contract. You never coordinate sub-trades.

Do you offer financing?

Yes. We partner with Hearth and Acorn Finance for 0% intro promotional periods and fixed-rate home-improvement loans. Many homeowners pay off the balance at closing from sale proceeds. Financing is subject to lender approval and availability.

Can you guarantee a higher sale price?

No. No sale-price guarantees are made. The goal of ProCareMan® Pre-Listing Advantage™ is to improve presentation, condition, market readiness, and buyer confidence. Final pricing and offer outcomes are influenced by market conditions, listing strategy, and many factors outside any contractor's control.
