How to plan a remodel that actually goes smoothly.

A successful remodel is 70% planning and 30% construction. Here is exactly how to set yourself up before any work begins.

Step 1 — Define what you actually want

  • Make two lists: must-haves and nice-to-haves. Be honest with yourself.
  • Save inspiration (Pinterest, Houzz) and notice what shows up over and over — those are your real preferences.
  • Walk your home and write down what frustrates you daily. Solving those is high-ROI.

Step 2 — Set a real budget (with contingency)

  • Decide your max number, then subtract 10–15% to keep as contingency.

Step 3 — Choose your contractor carefully

  • Verify license, insurance, and Utah-specific references.

Step 4 — Lock the design before construction starts
