6. Underestimating timeline

  • Real timelines: bath 2–4 wks, kitchen 3–6 wks, full home 6–12+ wks. Plan accordingly.

7. No contingency

  • Old homes hide surprises. Reserve 10–15% of your budget for the unknown.
